Home for Sale…not Listing in MLS?

Question by Mike: Home for Sale…not Listing in MLS?
Hey guys-
There is this house that I saw a few weeks ago on the internet, and it seemed very nice. I noticed it’s no longer in MLS but it still has a lock-box on the front door with a “Home for Sale” sign on the front lawn. Could there be a possibility that the home is still for sale? Or perhaps the new owners just haven’t moved in yet? I called the listing agent…thought Id ask the board as I wait for his call…thanks!

It is either off the market, or an offer was accepted for it. The lock box is often left for the selling agent to present the key. The sign is left up as long as they can get away with it because they want people like you calling, so they can sell you a different house.

Can a realtor keep a home listed on the MLS for sale when I have already made an accepted offer? (Indiana)?

Question by : Can a realtor keep a home listed on the MLS for sale when I have already made an accepted offer? (Indiana)?
We are buying a house and we have a purchase contract. The realtor said that she keeps all of her homes listed “for sale” on the mls until closing to take backup offers in case something happens. There are no contingencies in this offer besides financing and I don’t want them to try to get out of it if they have a better back up offer.

yes they sure can do this. but no one can step in front of you until you breach the contract.

most sellers hate showing house so you can bet seller is not pleased with this. they do not want to show home when a contract with you is already in place.

When you are building ur own home thru a builder…does it get listed “for sale” in MLS?

Question by Ann: When you are building ur own home thru a builder…does it get listed “for sale” in MLS?
You buy the lot & design the house etc (ex: thru Centex) – then up until official closing, does it get listed “available” on a sign, or “for sale” in MLS?
