Q&A: How accurate is this rule of thumb? For every $1 offset in electricity you increase home value by $20.?

Question by Rodan: How accurate is this rule of thumb? For every offset in electricity you increase home value by .?
Basically the ROI for installing solar on homes is a really long time period. The only way that this comes down is when you factor in the real estate value going up along side all the rebates and tax incentives.

I was told that “according to real estate appraisers”, for every $ 1 of electricity that you offset through solar, it will increase the value of you home by $ 20. How much truth is there to that statement? Where did this figure come from?

That makes sense to me.

For ex, at 10 cents/KWH solar has one value, but at 1 dollar /KWH i’d expect that same solar system to have a much greater value.

I don;t really know if a prospective buyer would look at it the same way though.

What? Do I look like a real estate appraiser? When I said it was more than he could afford he started in with new tactics: Are you a photographer? You must be a UCLA student, you look about 19. Don’t you love the energy on 3rd street? Who is your boyfriend?

At this point I lied and said I did have a boyfriend, to which he replied "that is really unfortunate… I mean, about the cost of living down here… okay, gotta go."

Bounty Hunter

My brother Scott discharges a round from my Glock G26 (9mm). He’s moving to Alaska to be a real estate appraiser or a truck driver. I think he looks like a bounty hunter.
