Q&A: Real Estate Agent v.s. Broker?

Question by skunkaperecords: Real Estate Agent v.s. Broker?
I recently lost my great job of 10yrs in Human Resources and I am not looking to get into a new career. I have always been fascinated with Real Estate and I love to help people (honestly). California is a great state to live in and there are beautiful homes.

How exactly is a “Real Estate Broker” different than a “Real Estate Agent”?
Why are they considered more prestigious than agents?
How much more money do they make on average than an agent?
How much more stressful is it?
I noticed the education requirements are not that much more than required of an agent.

If I become a Broker do I have to lease my own place and run my own staff of agents? Like basically running my own business and competing with all of the major realtors like Century 21, Prudential, First Team, etc…?

My wife makes about $ 70k a year and I just want to get into something that I will love doing (like this) and at least be able to contribute my share. Do most agents and or brokers in the state of california make at least $ 30k a year working full time hours?

Brokers own the company, agents work for the broker.

You’ll certainly want to learn the ropes as an agent then become a broker.

New career, lots to learn, very stressful, very difficult to be successful. Start as an agent.

Most states require x amount of years of experience to become a broker anyways.

Pay is basically the same.

Brokers can run their own shops or open up a C21 or Remax, etc. . . .

All real estate companies have brokers they are basically the manager

Avg. agent in San Diego makes 60k a year. I’m in Kalamazoo, MI and its certainly less than that. Keep in mind you have agents making 10k a year and agents making 500k a year. You get out of it what you put into it.

Agent works for a broker and has less requirements to get licensed. A broker can do anything real estate related, including loans in California and commercial real estate. As to which is better, it depends on you and what you like.

I am currently in the middle of signing a lease with this real estate broker that I found through an add on craigslist. I saw the apartment and liked it very much. The application was at no fee, and he called later to tell me that I got the apartment. What keeps me a bit alert is: (1)his business card does not specify the address of his office, (2) his email is hotmail account, (3) he wants me to sign the lease in the apartment (why not his office). Basically, I want to know if there any way to verify that this broker is legitimate and not a scam.
I like the way to check posted by John S. Is there such online services for New York City?

Ask him for a copy of his license and check it out by calling your State’s real estate department.

There are limited service agencies that will do this for you for a fee. Some Realtors will do this also, with a disclaimer that this is a limited representation agreement and to contact the owner for showings and negotiations.

I am not sure .. if I would be able to make my own hours/appointments around a full time College Schedule or not? I will need to be available mostly days.. with a few evenings here and there. I am not sure as of right now.. if lets say. I started to show homes.. If I would be able to do so.. say after 4 pm.. and go to school most of the day times.. that would be expected of me? I may be able to work from home.. and do some follow up listings at night.. but.. I want to have the flexibility .. whilst.. still having the money to pay my rent and bills as a grown woman. Hope you can help.

No, this will not work, you need to be available during business hours. Showing homes is just a tiny part of the job and you need to be able to do it when the buyers are available anyway.

The majority of the job is closing the deal, dealing with the title company, inspectors, banks, etc, and all of those work m-f 9-5.
